The more sophisticated the asset management needs the better are our level of property management services. We are hand-on managers, involved in all levels of details, including budget preparations, contract negotiations with vendors and franchisors, and monthly financial and franchise reporting. We use an in-house Controller and we currently serve as both Receiver and Property Manager for banks with income producing OREO real estate assets anywhere within the southeastern United States. We understand, and apply, internet marketing programs and strive to minimize operating costs and maximize N.O.I.
We manage most major types of income producing real estate assets, especially hotels, but also including large offices, retail, apartments, manufacturing, medical, assisted living, golf courses, and many PUD or specialty assets.
Development
The Mercer Company provides custom build-to-suit development services, including preparation of budgets, planning, permitting, zoning, legal and financial guidance, and monthly financial reporting and on-line banking access of operating accounts.
Commercial Loan Brokerage
We broker commercial loans from $500,000 up to $12-15,000,000 for most types of commercial real estate usages, anywhere within the State of Georgia. One telephone call starts the loan process and provides the customer a fairly immediate “yes” or “no” response regarding our ability to place a loan based upon the quality of the asset or the financial qualification of the borrower.
Generally speaking, our lender’s loan rates and loan terms are competitive with area market rates, but our loan amortization periods are generally better than the market. A profile of a typical customer is one who can qualify for a commercial real estate loan most anywhere, but who chooses to do business with us because we are able to structure more favorable loan terms than the market.
